Newport sits between the ocean and the bay. A lot of the housing stock is older, particularly the fibro and weatherboard homes that back onto the waterways and the streets behind the beach. It's a suburb with a lot of character, a lot of boats, and a lot of pipes that have been dealing with salt air for thirty or forty years.
Salt does things to plumbing over time. Fittings corrode. Hot water systems deteriorate faster than they would further inland. Outdoor fixtures take a beating. This is not a suburb where you can do a patch job and expect it to hold. The environment is too hard on anything that isn't installed properly to begin with.
Hot water system repairs and replacements come up frequently in Newport. Older systems that have been dealing with coastal conditions reach the end of their useful life sooner than the manufacturer's spec suggests. I assess them honestly. If a repair will hold for another few years, I'll say so. If replacement is the better call, I'll explain why and give you options.
Corroded or failing outdoor fixtures are common, particularly on the waterfront and canal-side properties. Hose taps, irrigation connections, external shower fittings. These need to be replaced with materials that can handle the environment. I specify accordingly.
Blocked drains in Newport are often a combination of age and tree roots. The older the property, the more likely the drainage has been added to and modified over the years, sometimes well, sometimes not. I camera where it helps and find the actual cause rather than clearing the symptom.
